The project is the refurbishment of an existing industrial unit. The works to the external fabric of the building included the over-spraying of the existing cladding and curtain walling to improve the buildings appearance, and the over-cladding of the existing roof to increase ‘U’ values and the upgrading of the existing roof-lights. Additional loading bays were added to the rear service yard elevation to allow greater flexibility if the unit needed to split for rental purposes. The toilet blocks were completely refurbished and utilise several improvements to the services to improve the building’s carbon footprint. These include roof mounted solar panels for the hot water supply, PIR detectors for the lighting, and dual flush toilets and waterless urinals. The office accommodation was completely re-designed to allow the building to be let as a single unit, or split 50/50, 60/40, or 70/30 depending on the rental market. The fabric of the office block was upgraded to bring it’s thermal performance up to current standards. Externally the rear service yard was extended and improved and the parking to the front of the building was improved to provide disabled parking spaces and DDA compliant access to the building. The access points to the car park were amended to allow the car park to be split into two if the rental market demanded the building be split. |
